Yes, Your Furnace Makes Water
If your furnace is a high-efficiency model, and most furnaces installed in the last 15 years around here are, it produces water on purpose. That's actually where the efficiency comes from. A 90-plus percent furnace has a second heat exchanger that pulls so much heat out of the exhaust that the water vapor in it condenses back into liquid. Several gallons a day on a cold week. All of that water has to drain somewhere, through a small trap and a line of PVC tubing, usually to a floor drain or a condensate pump.
You can spot a high-efficiency furnace at a glance: white PVC pipes for intake and exhaust instead of a metal flue. If that's yours, water management is part of the deal, and a leak means the drain side has a problem.
The Usual Suspects
When we chase a furnace water leak, it's nearly always one of these:
- Clogged condensate drain or trap. The number one cause by a mile. The condensate is slightly acidic and the lines grow a slime of debris over time. When the trap clogs, water backs up and finds its way out of the cabinet.
- Failed condensate pump. If your furnace can't gravity-drain, a small pump lifts the water to a drain. Pumps die, floats stick, and the reservoir overflows onto the floor.
- Cracked or disconnected drain tubing. Cheap vinyl tubing gets brittle. A split line drips right where it sits.
- Clogged or improperly sloped exhaust vent. Condensation forms in the flue pipe itself. If the PVC wasn't sloped back toward the furnace, water pools and leaks at joints.
- Leaking secondary heat exchanger or collector box. Less common and more serious. The internal parts that gather the condensate can crack with age.
If your furnace is an older 80 percent model with a metal flue, it shouldn't be making water at all. Leaks around those usually mean a flue condensation problem, a humidifier leak, or the next thing on this list. Whole-house humidifiers deserve their own mention: they're plumbed with a water line and a drain, mounted right on the ductwork next to the furnace, and a stuck fill valve or clogged humidifier drain drips in exactly the spot people blame on the furnace.
Or Is It the AC Coil Sitting On Top?
Quick but important detour. In most setups, your air conditioner's evaporator coil sits in a cabinet directly on top of the furnace. That coil produces condensate all summer and drains through its own pan and line. When that drain clogs, the pan overflows and water runs down into and around the furnace below. So a "furnace leak" in June is usually an AC drain problem wearing a disguise.
The season is your first clue. Puddle in January with the AC off: it's the furnace side. Puddle in July: look at the coil above. We've covered the AC condensate clog on its own elsewhere, so here we'll stay on the furnace side, but know that a tech should always confirm which system the water is actually coming from before replacing anything.
What You Can Safely Check Yourself
A few things any homeowner can do before calling:
- Follow the water uphill. Dry the floor, wait for the next heat cycle, and watch where the first drip appears.
- Look at the condensate pump if you have one. Is it plugged in? Is the reservoir full? Tap the float gently. If the pump kicks on and empties, a stuck float was your problem.
- Check the drain tubing for kinks, splits, or a line that popped off its fitting.
- If the drain line runs to a floor drain, make sure the floor drain itself isn't backed up.
- Change your filter while you're down there. It's unrelated to the leak, but you're standing right next to it.
What we don't recommend DIYing: opening the furnace cabinet to disassemble the trap or collector box, or blowing compressed air through internal drain passages. It's easy to crack aging plastic fittings and turn a $150 problem into a $600 one.
When a Leak Is More Than a Puddle
Water and furnaces are a bad mix beyond the wet floor. Condensate backing up inside the unit can reach the control board or shut the furnace down via the pressure switch, which is actually the system protecting itself. Repeated leaks rust out the burner area and cabinet base from the inside. And a persistent leak traced to the secondary heat exchanger or collector box is a real repair conversation, sometimes covered under manufacturer parts warranty if the furnace is young enough. Ask about warranty before authorizing any big-ticket internal repair. It's your money the warranty saves.
Meanwhile, water sitting on a basement floor in our humid climate grows mold fast. Don't let a small leak run all winter because the furnace still technically heats.
Getting It Fixed
Most furnace leaks are drain-side fixes: clearing the trap, replacing tubing, or swapping a condensate pump.
