Why So Many East-Side Homes Have Boilers
Walk through Mariemont, Madeira, or the older streets of Mount Washington and you'll find houses built in the 1920s through the 1950s, back when hydronic heat was the standard for a well-built home. Boiler in the basement, cast iron radiators in the rooms, hot water or steam moving between them. A lot of those systems are still running, which tells you something right there. Very little residential equipment from any era lasts 60-plus years.
These homes were never built with duct chases. The boiler isn't a quirk, it's the heating system the house was designed around.
How Hydronic Heat Works
A furnace heats air and blows it through ducts. A boiler heats water and pumps it through pipes to radiators or baseboards, which warm the rooms by radiation and gentle convection. No blower roaring, no air rushing out of registers. The radiators themselves hold heat and keep releasing it after the boiler cycles off, which smooths out temperature swings instead of the blast-and-coast pattern forced air gives you.
Modern boilers aren't your grandfather's iron monster either. Current condensing boilers reach efficiency levels competitive with the best furnaces, in a package the size of a suitcase hung on the wall. ENERGY STAR lists the ratings for certified boilers if you want to compare.
Maintenance needs differ too. Boilers want an annual check of pressure, the expansion tank, safety relief valve, and combustion, plus bleeding air from radiators that gurgle or heat unevenly. It's less frequent fiddling than forced air, since there's no filter to change monthly, but skipping it for years is how circulators and gas valves fail at 6 a.m. in January. Same preventive logic as a furnace, different checklist.
What Boilers Do Better
- Comfort quality. Radiant heat warms objects and people, not just air. Most people who grew up with radiators describe forced air as drafty by comparison. They're not wrong.
- No ductwork losses. Water in pipes doesn't leak conditioned air into your attic. Duct systems commonly bleed 20 to 30 percent of their airflow. Hydronic systems don't have that failure mode.
- Quiet. A circulator pump hums. That's it.
- No dust distribution. Forced air moves dust, dander, and allergens around your house all winter. Radiators don't blow anything anywhere.
- Humidity. Blowing heated air all winter dries a house out. Radiant heat is gentler on humidity, woodwork, and sinuses. In an older home full of original trim and plaster, that matters.
- Zoning is natural. Hydronic systems zone easily with valves and thermostats, room by room or floor by floor.
The Conversion Pitch, and What It Leaves Out
Here's a conversation that happens all the time: an aging boiler needs a repair, and the contractor's answer is to abandon it and install a furnace with all-new ductwork. Sometimes that's honest advice. But be aware of what's behind it. Plenty of HVAC companies don't hold boiler licensing and don't employ anyone comfortable working on hydronic systems. When your only tool is furnace installation, every boiler looks like it needs replacing with a furnace.
The pitch also skips the real cost of conversion. It's not just the furnace. It's cutting duct chases through a house that has none, sacrificing closet space, patching plaster, and living with the result: a 1930s house with retrofit ducts often ends up with worse comfort than the radiators gave it. That whole project regularly costs multiples of a new boiler.

When to Keep the Boiler
Keep hydronic heat when:
- The distribution system is sound. Radiators and piping in good shape are the expensive part, and yours are already paid for.
- You like how the house feels. Radiant comfort is a genuine daily-life upgrade you'd be paying to remove.
- The boiler's problems are repairable. Circulators, zone valves, expansion tanks, gas valves, and controls are all normal repairs, not death sentences. Our Repairs First policy applies to boilers same as everything else: we fix before we sell, and the $89 diagnostic is credited toward the repair.
- The boiler is genuinely old but healthy. Cast iron boilers routinely outlive two or three furnaces. Age alone isn't a reason.
Even when a boiler is truly done, the usual right answer is a new high-efficiency boiler feeding your existing radiators, not a fuel-system conversion. You keep the comfort, gain the efficiency, and skip the ductwork surgery.
When Switching Actually Makes Sense
Fair is fair, sometimes conversion wins. If you want central air conditioning anyway, ductwork has to happen for the AC, and at that point adding a furnace to it costs relatively little. If the piping or radiators themselves are shot, rotted, or were butchered in past remodels, the hydronic side loses its main advantage. And in a gut renovation where walls are open anyway, the math changes completely. Those are honest cases. "Your boiler is old" by itself isn't one.
